Contractors Insurance

In Tennessee’s booming construction market, from the residential developments in Hixson to the major commercial projects in downtown Knoxville, the risks you face change with every job site. Contractors insurance is a specialized suite of protections designed to safeguard your business from the unique hazards of the trades. At WIN Insurance, we provide the localized expertise needed to ensure your coverage meets both state requirements and the high expectations of your clients.

As an independent agency, we shop through multiple carriers to find commercial insurance for contractors that balances robust protection with competitive rates. Whether you are an electrician, plumber, roofer, or general contractor, we understand that your insurance needs to be as tough as the work you do. Let us help you navigate the complexities of general liability insurance and bonding so you can focus on building Tennessee’s future.

Our goal is to be more than just your insurance provider; we want to be your risk management partner. We simplify the process of obtaining certificates of insurance (COIs) and managing your policy, ensuring you never miss a bid due to missing paperwork. Protecting your livelihood is our specialty.

What Contractors Insurance Includes

Contractors insurance is not a one-size-fits-all policy. It is a customized package that addresses your specific trade, the size of your crew, and the scale of your projects. At its core, every contractor needs general liability insurance to protect against third-party injuries and property damage. For many small to mid-sized businesses, this is bundled into a Business Owner’s Policy (BOP) to save on premiums.

Depending on your operations, your package may also include:

  • Commercial Auto: Essential for trucks, vans, and trailers used to transport materials.
  • Inland Marine: Also known as “Tools and Equipment” coverage, this protects your gear while in transit or at a job site.
  • Builder’s Risk: Covers the structure currently under construction from fire, wind, and vandalism.
  • Professional Liability: Protects you if a design flaw or consulting error leads to a client’s financial loss.

General Liability for Contractors

In the construction industry, accidents happen despite the best safety protocols. If a sub-contractor accidentally hits a water line or a homeowner trips over a piece of equipment, your general liability insurance is what stands between you and a devastating lawsuit. This coverage pays for legal defense fees, medical bills, and repair costs for damaged property.

In Tennessee, liability requirements often depend on the size of the contract. For example, to maintain a contractor’s license for jobs valued over $1,500,000, you are typically required to carry at least $1 million in liability coverage. Even for smaller projects, most commercial clients and property managers in Chattanooga will require a $1M/$2M limit (per occurrence/aggregate) before allowing you on-site. We help you set the right limits so you are never underinsured for the contracts you chase.

Tools & Equipment Coverage

Your tools are your livelihood. A standard property policy usually only covers items located at your primary office or shop. For a contractor, your most valuable assets—saws, generators, excavators, and hand tools—are constantly on the move. Inland Marine Insurance (often called a “tool floater”) ensures these items are protected from theft, fire, and accidents whether they are in your truck, in a storage trailer, or active on a job site.

Because theft is a major risk in the construction industry, we highly recommend “Replacement Cost” coverage for your equipment. This ensures that if a trailer is stolen in Knoxville, your insurance pays for brand-new replacements so you can get back to work without a massive out-of-pocket expense. We can also provide specialized coverage for rented or leased equipment that you may only use for specific projects.

Workers Comp Needs

Tennessee has strict rules regarding Workers’ Compensation for the construction industry. Unlike most businesses that only need coverage after hiring their fifth employee, construction-related businesses must carry Workers’ Comp if they have even one employee. This includes part-time workers and, in many cases, even family members working for the business.

Furthermore, under Tennessee law, if you hire a subcontractor who doesn’t have their own insurance, the liability for an injury can shift “up the chain” to you. Starting in 2025, Tennessee has introduced a new notification system to alert contractors if a subcontractor’s policy is canceled early. At WIN Insurance, we help you navigate these compliance hurdles to protect you from being held financially responsible for someone else’s employee. We can also assist sole proprietors in filing for an exemption if they qualify.

Compliance Tip: Always verify your subcontractors’ insurance before they start work. Ask us about the new 2025 Tennessee cancellation alert system!
